Seibu Properties Inc. / DaiyaGate Ikebukuro energy management

Summary

Project description
Our main work here was to verify the performance of the heat source equipment. The heat source consists of an air-cooled heat pump chiller and an absorption chiller-heater, which gives consideration to disaster response, and a thermal storage tank using a newly developed diffuser that does not disturb temperature stratification for load leveling. The performance of such heat source equipment and the efficiency of the thermal storage tank were calculated from BEMS data, and it was confirmed that equipment performance assumed at the planning stage had been secured. Thermal storage issues are also identified and verified on an ongoing basis to achieve even more efficiency.
Technical features
In order to deal with seasonal fluctuations in load, changes are made to thermal storage temperature, thermal storage capacity, and other controls to thoroughly reduce waste, and efforts to increase nighttime operation time to all possible extent are taken to raise the efficiency of the air-cooled HP chiller. In order to verify their performance, verification was carried out using not only BEMS data but detailed operation and management information as well.
