It is no exaggeration to say that measures to curb global warming are crucial for a company to be considered sustainable. Specifically, companies are evaluated for the measures they take including objective assessment of their buildings' environmental performance and proper disclosure of information, their formulation of future visions for corporate global warming response, and the drafting of CRE strategies.

Features and Approaches
Building ownership and management information (e.g., building information, surrounding environment, hazard data, rent) and energy information (e.g., operation and management information, energy usage, utility costs) had been managed separately in the past, but through their central management coupled with our years of extensive expertise, various studies and outputs are now possible. Accordingly, we conduct studies on portfolio strategies and value-enhancement strategies with the aim of maximizing the value of our clients' assets from the perspective of ESG and CRE strategies.

The utilization of big data enables multifaceted and quantitative evaluation of areas where real estate is located, and through an easy-to-understand analysis and visualization of each property's features, we support the examination of portfolio strategies based on objective data.
Through the analysis of various open data and other sources, we have developed a unique "Area Value/Risk Index." This allows us to provide indexes for multi-perspective evaluation of the areas where individual real estate properties are located.

Hazard and risk assessment of properties

By reorganizing and quantifying information on the various hazards of our clients' properties, we conduct hazard and risk assessments based on objective data.
Correlating to response to TCFD (Task Force on Climate-related Financial Disclosure) recommendations as well, various hazards and risks will be organized and quantitatively assessed from the location of each property to support studies on the quantification of the hazards and risks of our clients' properties.

Analysis of area potential by utilization

Quantitative analysis is conducted on the suitable use (e.g. office use, residential use) of any given land.
By constructing a rent estimation model for any given land (by location) by use (e.g., office, residential), an objective understanding of the suitable use of that land and other such analyses are possible from the perspective of rent projections.

Support for acquiring environmental certifications that add value to buildings and a service analyzing the effects of such acquisitions

Taking individual building features into consideration, we provide a quantitative analysis of the effects of acquiring environmental certifications (e.g., higher rents) and support efforts to acquire them.
We provide support for the acquisition of environmental certifications that meet client needs and building features, centering on the globally renowned LEED and WELL certifications, as well as CASBEE and BELS, which objectively evaluate the environmental performance of buildings. We also quantify the effects of certification acquisition and examine the order in which certifications should be acquired by property.
